Represents owners and contactors throughout the life-cycle of a project, from contract drafting through project close-out. Has extensive experience tailoring AIA and other industry form contracts to meet the needs of specific clients and projects. Before law school, worked twelve years as a project engineer and project manager for one of the largest commercial general contractors in the U.S. Received a B.S. degree in Building Science from Auburn University (1979) and a J.D. degree from Georgia State University College of Law (1996).
Has handled a wide range of construction disputes, including defaults and terminations, change order and extra work claims, mechanics' liens, schedule accelerations, impacts and delays, defects, site access and differing site conditions. Represents owners and contractors in litigation and arbitration.
Named Georgia "Super Lawyer" by Atlanta magazine for 2007, 2008 and 2009 in the category of Construction Litigation. Prior to joining the Firm in 2005, Mr. Hanrahan practiced in the Construction Group of King & Spalding LLP in Atlanta.
Construction Transactions Experience
- Drafted AIA contract documents for owner on $10 million hospital expansion project in Crisp County, Georgia.
- Drafted form purchase orders and master agreements for Fortune 100 owner for purchasing construction and design services, equipment and materials world-wide.
- Drafted U.S. contract documents for prime contractor for nation-wide, forty-site hotel building program with European franchisor.
- Modified AIA contract documents for owner of mixed-use development in Athens, Georgia.
- Modified AIA contract documents for owner of tax advantaged housing projects.
- Represented major U.S. reinsurance company in connection with numerous construction transactions.
- Represented Georgia university in bidding, contractor selection and contract negotiations with design-builder on $40 million project.
- Modified AIA contract documents for owner on $20 million office tower project.
- Represented public owner in contract negotiation with contractor in $50 million project. Drafted custom contract agreement.
- Drafted development and construction agreements for affiliate of large U.S. railroad entity for design and construction of fiber optic cable network spanning several eastern states.
- Drafted and negotiated construction contracts for several major commercial real estate developers on high profile office building projects.
Dispute Resolution Experience
- Defended cement plant owner against delay and acceleration claims of design-build contractor.
- Defended site-utilities contractor against delay, non-payment and extra work claims of grading subcontractor.
- Represented international package delivery company in litigation against general contractor and property insurer arising from latent structural defects in exterior cladding of its worldwide headquarters.
- Defended large multi-national engineering and construction company against claims for delay and defective work on several fiber optic cable network design and installation projects spanning several states.
- Represented national condominium developer against claims of defective work asserted by condominium associations on condominium developments.
- Represented an owner and operator of landmark high-rise office tower against its property insurer in a claim for recovery of property damage arising out of latent structural defects in building exterior skin.
- Defended developer of luxury hotel and resort against claims for non-payment, delay and acceleration brought by general contractor and other parallel prime contractors.
- Represented general contractor against developer to recover damages for delay and differing site conditions arising out of construction of commercial warehouse.
